Swastic Shivam — honestly, it’s one of those projects that, when you first see it, you think “yeah, that feels right.” Located at 77 Peary Mohan Roy Road, the building stands as a neat G+12 tower that’s not trying too hard to be flashy. It’s a solid, calm structure with 44 units spread across about 65,000 sq.ft. — mostly 3 BHK flats, which is great if you want a proper family home without feeling boxed in.
What’s obvious, and I say this as someone who’s walked the area a few times, is the balance between design and everyday usability. The frontage’s good, there’s cross-ventilation in most layouts (you’ll notice it when you step inside), and the layout doesn’t waste space. Possession is slated for 2028 — so it’s not immediate, but it’s not one of those far-off promises either. Anyway, if you’re looking for a home in South Kolkata that’s close to Alipore and still feels residential, this one should be on your short list.
To be honest, Shivam feels like a neighbourhood-friendly building rather than a towering resort. From my view it’s built for people who want something practical — roomy 3 BHKs, sensible amenity set, and a decent amount of natural light. There’s a small but usable gym, a landscaped rooftop (nice for evenings, and yes, for weekend chai sessions), and an adda zone where neighbours actually might meet — not that I’m assuming they will, but it helps. There’s also a community hall, car parking, 24×7 security and CCTV, and an EPBX/intercom setup — small conveniences that add up on a daily basis.
I liked that the developer kept things readable: good frontage, decent ventilation, and simple circulation. It’s not overdone with gimmicks; it’s just… practical. You’ll find the essentials — lift, standby safety features, and parking — nothing extravagant, but everything you need. If you’re nitpicking, some units are a bit similar to each other, but then again that uniformity makes resale and rental easier later on. Small aside: the neighbourhood’s calm, and that’s surprisingly valuable in this part of the city.
Anyway, my two cents: if you want a warm, family-oriented home in South Kolkata that doesn’t scream luxury but also doesn’t cut corners, Swastic Shivam is worth visiting. Go see a flat, stand on the rooftop at sunset, and you’ll get the feel — I mean, a picture only tells so much.
